Do I legally have to have an EICR as a private homeowner?

As of 2026 there is no legal requirement for a private homeowner to have an EICR the same way there is for a landlord. However, as mentioned above, your insurance policy may not pay out the same amount or anything at all if there ever was an issue.

How often should an EICR be carried out?

For owner-occupied homes, every ten years is the general recommendation. However, if your wiring is much older, we may advise shorter test intervals.

What happens if my EICR comes back unsatisfactory?

It doesn't mean the property is dangerous or uninhabitable; it means there are observations or faults that need attention. We will walk through with you and explain each issue and why it needs to be rectified. We will send over a quote for the agreed remedial works.

Will I need to be home during the inspection?

Not necessarily. While we are carrying out the inspection, the power and WiFi will be turned off, so some people like to pop out and come back while we are carrying out the inspection. But we are happy to arrange picking up keys if you won't be around to let us in.

How long does an EICR take?

For most homes we are done within two to four hours. This is dependent on how many circuits there are to test, but generally the larger the property, the longer it will take.

Can you carry out any remedial works if the EICR is unsatisfactory?

Yes, we're a full electrical contracting business, not just a testing outfit. If remedial works are needed, we'll quote for them and carry them out ourselves. You won't need to bring in a separate electrician.

Does an EICR cover my appliances?

No, an EICR covers the fixed wiring only. That means the consumer unit, circuits, sockets, switches, and light fittings. Portable appliances are covered under a separate test (PAT).
